Dear Iowa Building Residents,
We would like to provide an update regarding the fire at the Iowa Building.
Our team, along with fire officials, engineers, restoration professionals, and the City, continues to assess the extent of the damage. At this time, we are still determining which units were directly affected by fire, smoke, or water damage and which units may be safely accessed.
We will be on-site today at 10:00 AM. Residents whose units are deemed safe for access may be permitted to enter to retrieve personal belongings. Please understand that no residents will be permitted to return to live in the building at this time.
Many residents have asked whether they will be released from their lease obligations. Under Section 3.4 of the lease agreement, units destroyed by fire or rendered uninhabitable by fire or water damage may be subject to lease termination. There are varying levels of damage throughout the building, but Residents whose units sustained significant fire or water damage will be released from their lease obligations. However, we will not have a final determination regarding the full scope of damage until we complete our review with the City and other professionals early this week. So please bear with us as we go through this process.
IMPORTANT RENT PAYMENT INFORMATION FOR IOWA BUILDING RESIDENTS ONLY:
• If you have NOT yet paid rent, please do not make any rent payment at this time.
• If you are enrolled in automatic payments through your tenant portal, please log in to your portal today and disable AutoPay immediately. Scheduled payments may process automatically if AutoPay remains active.
• If you have ALREADY paid rent, those amounts will be refunded. Additional information regarding the refund process will be provided shortly.
HOUSING ASSISTANCE:
We understand that many residents may need assistance finding alternative housing. We are actively working with UCR and other housing resources to identify available housing opportunities for affected students. While some residents may not require housing as the semester concludes, we will do everything reasonably possible to assist those who need help locating alternative accommodations. This will be a case-by-case situation based on needs, so please have these conversations with our team.
We know this has been an incredibly difficult and stressful experience. Thank you for your patience as we work through this situation. We will continue to provide updates as additional information becomes available.
Please use info@urgliving.com as your primary point of contact. We have our team monitoring that email daily to assist with questions and concerns.
Sincerely,
URG Property Management
