Will you be leasing for the Fall 2021 season?

Yes, we have already begun leasing our units for Fall 2021

What happens if Fall Quarter is not in person?

We understand that many residents have concerns about returning to campus for the upcoming Summer and Fall Quarter. We have received notice that many residents plan to return to Campus this Fall, however, if you prefer to not move in you will need to notify your leasing office as soon as possible. Information about what is happening on campus is changing rapidly, and our latest understanding is that even with virtual classes, there may still be some in-person labs and/or small group requirements on campus. We encourage you to check with your academic department about how the coming instructional period will work for your specific circumstances.

What else can I do in the interim if I plan on coming back in January, but potentially not the Fall?

Your best bet if you think you may have housing needs later in the year, is to find a subleaser for the Fall Quarter. If you are on a joint lease with roommates, it is very important to talk to your entire group before entering a sublease agreement. You can request a form from our office that will assist you in making a short term rental agreement. Please refer to that document for additional specific information about the subleasing process.

What happens if I want to break my lease?

We believe in the long term health of our student communities, and plan to be here long after this COVID-19 crisis has passed. We will work with you to release you from your contractual obligations, by marketing your apartment or bed-space for lease, at no additional cost assuming the fall semester is online only. Once we are able to secure a replacement for your lease, we will be able to fully void your rental agreement. This is contingent on demand in the market, which is why we strongly suggest that you let us know as soon as possible to have the best chances to find a new resident for your lease.

What are the chances of finding a subleaser or replacement for my upcoming lease?

While we cannot guarantee anything, the latest information from the University indicates that there will be a major reduction in available on-campus housing for the Fall. This means that there may be a large influx of potential renters who need to find other housing options for the coming year, which is why we suggest letting us know about your plans, or starting to search for a subleaser as quickly as possible. Our office will also be in touch directly with the University to let them know about available housing options that become available in our properties to assist in finding new residents.

Will I be responsible for the rent while you try to find a sublessee for my space?

Yes, you will be responsible for the payment of rent from the time the lease starts until a sublessee is identified and has signed a new lease or sublease.


What are your Move In Dates?

We like to keep everything consistent, so we have set three move in dates throughout the summer. 7/13/21 8/11/21 9/10/21

What is your deposit?

$600 per bed space or $600 per bedroom if only one person is leasing an entire room. $400 with approved guarantor.

Do you charge for parking?

Since parking is limited, we do charge for spaces, but we have a few different options Garage: $75 per month ( actual garage with a real door) Covered Carport: $50 per month Uncovered: $40 per month

What's up with you allow any?

For sure. We love the furry friends and both cats and dogs are allowed - but, we do have some breed maybe let us know if you think you have a pup on that list. Here are some quick details - Two pet limit per household. Additional deposit of $400 required.
Pet rent: Pets under 30 lbs.: $35 per month Pets 30 lbs. and over: $50 per month We utilize a third party screening company called All pets will be qualified through this database.

What about utilities, how does that work?

All residents agree to have electricity and sewer transferred to their name by
contacting Riverside Public Utilities at: (951) 782 – 0330 and provide us with your utility account number prior to your move in date.
Water and Trash will be billed monthly for $19/month per bed space and are paid online with the rent payment. Gas is billed on each resident's tenant portal. There is a one time gas set up fee of $40 due on move in day.

What amenities do you offer on site?

Glad you asked...below are what we offer. Coming in July 2020, we will release massive wifi and internet upgrades to all units. It's pretty amazing, and it's included at no extra cost! Every resident will get their own unique login and access, and internet speeds - you don't have to share with your roomates and neighbors. This means you don't have to worry about someone else downloading copious amounts of data from the dark web and sucking all your internet speeds while you are trying to research best practices for grooming a turtle. In otherwords. you get your speeds, they get theirs. Oh - we also include cable and you can stream unlimited devices in your unit. Here are some more fun things: ❖ Courtesy Patrol

Do you offer tours?

Yup! Beginning March 5th, and through September we have an actual model. We also have 3D tours on the website. And, if you want us to walk you through the apartments in real time, we also offer virtual tours.

How does your leasing work? By the bed? By the room?

Great Question. We offer by the bed leasing which can be combined into an entire room or even an entire unit. For example, a two bedroom unit will have four total bed spaces, two per room. You have the option to rent a single bed space, or if you want the entire room, you would lease two bed spaces at double the cost. And for your convenience, if you rent only a single bed space and don't have a roomate in mind, we will look to fill that other bed space for you. The options are up to you! What length of lease terms do you offer?

All the rates you see posted are for a12 month lease term. We do offer 11 and 10 month lease options, but at a premium rate. Feel free to inquire about those terms if you wish.

What if I don't bring anybody with me...will you help me fill my unit?

Indeed we will. That's what we do! We will do our darndest to pair you up with a group of like minded roomates. But remember, we have limited availablity, so the longer you wait, the less choice you may have.

What do I need to provide to apply?

Application fee is $20 and can be paid on our website when you finish the application process. A government issued ID and two recent pay stubs must be uploaded when completing the application. When you find a unit to apply for, you see all this information again. Check our AVAILABILITY page for further details.

Do you require renters insurance?

We do require a landlord liability insurance policy at a minimum, but you are also free to enroll in renters insurance or provide proof of your current renters insurance. Regardless of your decision, we do request you have this at the time of move-in. If at the time of your move-in you don't have the minimum liability it's not a problem. We will auto enroll you in a landlord liability insurance policy which is $12.50 a month. From there, the sky is the limit. You can go out and find your own policy, or just keep the landlord liability policy. It's importnat to note that the landlord liability insurance is NOT the same as a renters insurance YOU provide.
